VMA Maintenance at Corporate Village

Just a stone’s throw from Brussels Airport lies Corporate Village—a vibrant business hub made up of seven office buildings and a public park. Serge Lignie, Contract Manager at VMA Maintenance, knows the buildings inside and out, from basement to rooftop. Together with his colleagues, he is responsible for the site’s technical management.

“We cover a lot of ground here each week,” says Serge, which makes perfect sense considering the site spans 77,000 m². Through all those kilometers, VMA Maintenance has built up extensive experience and in-depth knowledge of the buildings.

When technical issues arise, Serge and his team are the first to respond. No one knows the buildings as well as the maintenance crew, so whether it’s problems with HVAC systems, electrical faults, or fire detection, Maintenance is the go-to team. Thanks to their expertise, issues are identified quickly and resolved with precision. Swift, careful intervention is part of their standard approach—contributing directly to the comfort of everyone working at Corporate Village.

Connecting the dots

Maintenance is also involved when new tenants move in. Serge explains that tenants decide how to arrange their space or platform, with the design handled by an engineering firm and the technical implementation managed by VMA. This means the team is closely involved from the early stages of each new project. These tasks go beyond regular maintenance duties, but they strengthen client relationships. Serge serves as the link between the client and the technical staff, and to coordinate effectively, everyone on the team needs to understand each project in detail—which they do.

Of course, they can’t be everywhere at once, but clients can always contact the Help Desk. There is always someone available to provide support, 24/7. VMA Maintenance has now been responsible for the technical upkeep of Corporate Village for four years. Serge has been involved from day one, as has one of the technicians he still works with weekly. That continuity builds trust—something the site manager greatly appreciates. Familiarity with recurring issues allows them to anticipate problems, and even when questions fall outside their technical scope, they often still find a solution thanks to their broad experience.

Renewing and improving

Some of the buildings date back to 2003, so there is room for improvement in terms of sustainability. The more than 1,600 lights in the underground parking garages, for instance, consume a lot of energy, and they will soon be replaced. There’s also a project underway for the office areas—another 300 fixtures per floor. Since VMA is also responsible for the lighting, they are looking for a solution that is both sustainable and cost-effective. Continuous renewal and sustainability are key goals for the building’s management, and VMA Maintenance is proud to contribute actively to achieving them.
